Ocean Park sits just east of Condado, between Condado and Punta Las Marías. It feels like a small beach town: quiet residential streets, many with controlled access, a few steps from a wide beach that’s popular with locals, kitesurfers and early-morning walkers. Parque Barbosa, with its sports fields and running track, sits at its western end.
What living here is like
The beach: calmer and more local than Condado, with room to spread out.
Food and coffee: Calle Loíza, one of San Juan’s best food streets, is a short walk or bike ride away.
Location: Condado, Isla Verde and the airport are all minutes away.
Homes in Ocean Park
Ocean Park is one of the few beach neighborhoods in San Juan with a large share of single-family homes, along with townhouses, guesthouses and small walk-up buildings.
Best for: families and buyers who want beach life without high-rise living.
Watch for: limited inventory, older homes that may need updates, and flood zone and insurance costs near the water.
